Adowa is developing the Roseveare Student Village, a 597 student bed facility, within 400m of the University of Kwa-Zulu Natal’s largest of four campuses; the Pietermaritzburg campus. With a vibrant community of xxx students, a majority of which live off-campus in private residences, this campus is nestled within the suburb of Scottsville, with the Adowa Roseveare Student Village being the only purpose-built student accommodation offering within the 500m radius of the campus. The 597 student beds are expected to come online in academic year 2023, and will be made up of four 4-storey blocks laid out in a hostel style rectangle and equipped with elevator facilities.  

Catering mostly to students in the humanities, the property maximises on open and green spaces, with a courtyard that offers scenic landscaping and plenty of communal recreational rooms, above and beyond the spaces reserved for study. All the standard Adowa amenities and equipment will also be included in this property. While this property does not provide the apartment like units, the hostel layout is designed with the same communal kitchens to facilitate pockets of community living within the building and floor structures.

Each bedroom has sufficient cupboard space for each student, a desk and chair for studying and an electric wall heater. Double rooms have a middle partition that gives each student privacy without isolating the roommates from each other.

The building is certified by the Green Building Council and has implemented different systems that ensure energy efficiency and environmental freandliness, including the use of heat pumps for water heating.
